Valuation Notice
Each March, Washington County sends property owners a Valuation Notice, which outlines the assessed market value of their property. The established market value is determined using open market sales data from a year-long period. The market value of property, defined by Minnesota Statute 272.03, subd 8., provides the basis for the amount of property taxes you pay each year.
The assessor determines the value and classification of your property.
Appealing Your Value
- If you have questions or disagree with your property classification or current year’s estimated market value, please call the Assessor's Office first at 651-430-6175 to discuss your concerns.
- If the Assessor's Office is unable to resolve your concern, follow the formal appeal options outlined below:
2026 Meetings (in-person)
- Prior to the meeting, property owners can mail or provide electronic documentation (such as a recent appraisal or sale of the property) that supports your claim of overvaluation or erroneous classification prior to the meeting. The appraiser that you speak with over the phone can discuss which method works best for providing them supportive documentation.
- An in-person review of your property will be required before any value adjustment.
- Based on the documentation you provide and our review, we may be able to adjust the valuation or classification of your property without further appeals.
- Depending on where your property is located in Washington County, determines if you have a Local Board of Appeal and Equalization Meeting or an Open Book Meeting. These meeting times are also available on your Valuation Notice.

If the LBAE or Open Book meeting processes did not resolve your questions and concerns, you may present your case to the County Board of Appeal and Equalization (CBAE).
Property owners in a LBAE meeting format are required to attend the LBAE meeting prior to the CBAE.

- Based on the documentation you provide and our review, we may be able to adjust the valuation or classification of your property without further appeals.
- The Washington County Board of Commissioners will decide on any appeals at its next meeting on Tuesday, June 23, 2026, at 11 a.m. (time is subject to change).
The County Assessor's Office cannot address an appeal of your prior year’s estimated value. An appeal of your prior year’s value can only be appealed through the Minnesota Tax Court on or before April 30 of the year the taxes are payable.
For example, you must appeal your 2025 assessment by April 30, 2026. In either situation, when April 30 falls on a Saturday or Sunday, the filing deadline is extended to the next business day.
